How do you find an SBA 504 financing team?

Begin with a Certified Development Company, or CDC, that serves the project's location. Then identify the third-party lender and the borrower-side information needed for the proposed project. A 504 conversation is a coordinated fixed-asset financing process, not a generic application for unrestricted business cash.

The SBA's 504 overview describes the program, while its CDC directory provides the geographic starting point. This guide offers 15 named directory entries and an original project-team worksheet. It does not endorse a CDC or recommend a financing structure.

Understand the three roles before collecting quotes

Do not assume a standard percentage diagram establishes the required contribution for your transaction. Ask the CDC and lender to provide the actual proposed structure and its conditions. Keep each answer tied to the person and document that supplied it.

Separately record the project cost and the amount of financing being discussed. Those are not necessarily the same figure. If one partner changes a term, identify what the other parties must reconfirm.

Use the directory's state filter for the actual search. A national alphabetical list is convenient for understanding the market, but the project location should narrow the shortlist. Multiple office records for one CDC should not inflate the number of organizations you contact.

Separate fixed assets from operating cash

The 504 program is directed at major fixed assets. The SBA page excludes working capital and inventory. Keep those needs on separate budget lines rather than assuming that the same facility covers the entire expansion.

A practical project file has an asset schedule, property or occupancy context, vendor information, expected payment dates and a separate list of operating needs. The CDC can explain which evidence it needs and whether the particular assets and uses fit the current rules. This article does not classify a project as eligible.

When reviewing the public program page, do not turn a maximum amount into an expected offer. The amount, lender participation and borrower contribution require transaction-specific confirmation. Rates, fees and timelines also need current written information from the parties.

Synthetic example: a new production site

Synthetic example: a manufacturer is investigating a Pennsylvania production site. Its preliminary budget includes equipment, building improvements, inventory and payroll before the first new orders are collected.

The owner starts with Pennsylvania-serving CDC records and asks whether each covers the precise location and proposed fixed-asset project. A bank is discussing a separate financing portion. The owner assigns a finance lead to maintain one budget version and one unanswered-question list for both organizations.

The original worksheet separates four confirmations:

  1. Asset fit: the CDC identifies which proposed uses it can evaluate under 504.
  2. Lender fit: the bank identifies what portion and terms it is willing to consider.
  3. Borrower sources: the owner documents proposed contribution sources for review.
  4. Timing fit: equipment deposits and construction payments are compared with the actual financing process.

Inventory and payroll remain outside the assumed 504 proceeds. No loan amount, contribution percentage or approval is invented. If the parties cannot confirm a timing assumption, it stays visibly unresolved.

Questions for the first CDC call

  • Do you serve this specific project location?
  • Which proposed fixed assets and uses should you review?
  • What borrower, business and project records are needed at the initial stage?
  • Can you coordinate with our existing bank, and what does that bank need to confirm?
  • What project commitments should not be assumed before the parties complete their reviews?
  • Where can we find the current fees, process and conditions in writing?

Keep CDC and bank contacts in the same relationship pipeline, but give them separate product and responsibility fields. One partner's status should not automatically change the other's. The next useful move is a confirmed answer, not merely another submitted form.
